Home-Buying 101: Navigating Your First Mortgage with Confidence

Buying your first home can be thrilling—but also overwhelming. I know this firsthand.

I was just nineteen when I bought my first home. I had no idea what I was doing, and my loan officer didn’t take the time to educate me. They focused on closing the deal, not guiding me through the process. The result? I ended up in a house I couldn’t truly afford, stressed out and financially stuck. As much as I enjoy ramen and PB&Js, living on them wasn’t the dream. That experience changed me—and it’s exactly why I do things differently now.

When I work with first-time buyers, I make sure we start with honest conversations. I ask tough questions. I want to understand not just what you qualify for on paper, but what makes sense for your lifestyle and long-term goals. My role isn’t just about approvals—it’s about advocacy.

Start with a Pre-Approval

Before falling in love with a home, get pre-approved. This step shows sellers you’re serious and gives you a realistic understanding of your price range. It also helps avoid the heartache of discovering your dream home is out of reach—or worse, that the monthly payment stretches your budget too thin.

Know What’s Behind the Numbers

No one expects you to walk in knowing all the terms—that’s my job. I’ll explain what’s relevant to your situation and guide you through every option.

Ask All the Questions

Please, ask away. No question is too small or too silly. If a loan officer ever makes you feel like a bother, that’s a red flag. You deserve someone that will help provide education—not just close a deal.

Once your pre-approval is in motion, it’s time to connect with a trusted real estate agent, someone who understands that buying a home isn’t just a financial decision, it’s a deeply personal one. Searching for a home can be full of highs and lows, but a great agent will support your journey. Once you find your dream home, don’t forget to get a home inspection—from someone you trust—to uncover any surprises before you sign.

Prepare for the Extras

Even if you're pursuing down payment assistance or zero-down options, having a small cushion set aside is smart. You'll need things like cleaning supplies, a lawn mower, and furniture, these small things will add up quickly.
